Contract to Closing
A real estate transaction has many steps between contract signing and closing the sale. We will assist you with the following:
• Attend property inspection and, upon request, recommend service providers for repairs or cost estimates if a seller credit is negotiated.
• Obtain important documents such as property disclosures and condominium association documents such as HOA declaration, by-laws, budget, board meeting minutes.
• Monitor contingencies to ensure all are met on time.
• Schedule and accompany on final walk through to ensure all mechanicals and appliances are in working order and any repair items are completed. Confirm keys, garage door openers and building fobs are working and ready to be turned over at closing.
• Work with your attorney to coordinate the closing and review the settlement statement. You, as the buyer, will prepare funds for closing by obtaining a cashier’s check payable to the title company or, when the settlement amount is over $50,000, send a wire transfer to the title company.
• Schedule movers, set up homeowner’s insurance, security account and transfer utilities including electricity, gas, cable and/or internet.

Post Closing
Here are a few post-closing suggestions:
• File for your Cook County Property Tax Homeowner Exemption (must be primary residence to qualify) and, if over 65 years of age, the Senior Citizen Exemption or Senior Freeze Exemption (requires annual renewal).
• Refer to the Cook County Property Tax portal for additional information on billing, exemptions, and valuations.
• Request the annual Interest Statement from your lender to take advantage of the mortgage interest deduction on your income tax return.
• Maintain the property by performing annual maintenance on gutters, HVAC, smoke and carbon monoxide detectors, dryer vents, sump pump and battery backup unit (if applicable).
