Planning + Preparation

  • As your real estate advisors, we will guide you through the process of marketing your home to obtain the highest possible price in the shortest amount of time. Our initial meeting is an opportunity for you to ask questions about our process, pricing and market conditions specific to your needs. It is also an opportunity for us to tour your home and learn about your goals and expectations.

  • Planning

    Our first 15-20 minutes together we will tour your property to discuss what you love about your home and things you would like to change. During this time, we will create a list of action items to prepare your home for the photographer and videographer.

    Our second 15-20 minutes will be to introduce ourselves and our brokerage, Jameson Sotheby’s International Realty, and review our brokerage listing agreement.

    Lastly, we will review active and sold inventory and discuss how we will position your property to attract buyers. We will provide a suggested list price range factoring the property condition and location in comparison to active and sold inventory in the area.

  • Preparation

    Preparing your home is one of our most important roles as your real estate advisor. It begins with showcasing your home in the best possible light to potential buyers. The preparation might be as minimal as decluttering your home or it might require minor to major improvements.

    • Declutter and Depersonalize - A thoughtfully edited home invites buyers to visualize themselves in your home. Minimizing personal items and creating a decluttered environment offers them a canvas to create an image of their ideal home.

    • Stage or Edit - Buyers respond to clean, well-lit homes that flow easily from one room to the next. Minor repairs, a new coat of paint, professional staging or thoughtfully edited environments will attract more online viewers.

    • Create a Repair/To Do List - We will create an ABC list with our recommended items to address prior to the photo shoot of your home. The “A” list constitutes the do as soon as possible items, “B” items would be great to have completed without major delay and “C” items are a wish list - things we would love to see accomplished, but are not essential.
